I am Kelvin S. Martínez Bonilla, an independent Honduran attorney based in Roatán. I help buyers and owners across Honduras examine property, prepare a sale, address title problems, and move a transaction forward with clear responsibilities.

From first inquiry to a workable next step.

Land, houses, condominiums and business property need different checks. My role and fee are agreed for each assignment.

Buying and due diligence

Review the registered owner, chain of title, liens, seller authority, survey and access before you commit funds. I coordinate transaction documents and follow through on closing and registration when engaged.

Selling and owner listings

I can review your papers, agree on a sale or marketing mandate, and present an authorized property to interested buyers. Local owners are welcome, whether or not their property appears in an MLS.

Title, boundaries and disputes

Address discrepancies in documents, inheritance, possession or boundaries through the appropriate registry, municipal, technical or legal process. Recovery and litigation are assessed case by case.

Condos and business property

Examine condominium rules, fees and rental use, or the permits and ownership structure behind a business site. Where needed, I coordinate surveyors, engineers, appraisers and accountants.

Before signing or paying

A beautiful parcel still needs a real file.

These questions apply to a local owner sale and to an MLS listing. A listing is an introduction to a property, not evidence that its title and use have been cleared.

Ownership and authority

Registry history, liens, heirs, powers of attorney and company control.

Survey, boundaries, cadastral records, access and any competing occupation.

Use, costs and shared rules

Municipal obligations, permits, condo or HOA documents, dues and rental restrictions.

Coastal and island limits

Foreign buyers and corporate structures require parcel-specific review under applicable law, including constitutional Article 107.

For owners and buyers

A local owner can bring a property to market directly.

Roatán has an association-run MLS. It is one way properties reach buyers, not the land registry or the only route to a sale. I can present property I own and property an owner authorizes me to market. My role, authority and compensation are set out in writing.

Before marketing: confirm the owner's instructions and describe the property's document status honestly. Independent buyer counsel and potential conflicts are addressed separately.
